Specifications include, but are not limited to: Phase I (currently being completed under separate contract) consists of hazardous materials abatement and selective general demolition of the state office building interiors and the complete demolition of the existing parking garage. This Phase II project consists of renovations to the existing 9-story (164,495 ft² / gross square foot) mid-rise state office building and construction of a new multi-level parking garage (approx. 170,833 ft²). Refer to Section 7: Project Description and Exhibit C: Program for further details. The estimate of the probable construction cost (GMP) for this Project are $62,737,500.00 inclusive of contingencies for construction and the target date for completion is May 1, 2026. COE Architecture has been selected as the Designer (Professional of Record) for this Project. Proposers shall have no communications with the Designer regarding this RFQ prior to selection of the CMAR contractor. The CMAR contractor shall determine whether certain elements of the entire project can be completed simultaneously while considering the Owner’s priority in overall schedule and completion of the various subparts / phases as applicable and shall be responsible for making final determinations on scheduling, the limits of construction amongst the various phases (where applicable), and the management of all aspects of the construction activities with the goal being the delivery of the subparts/ phases within the stipulated contract time (refer to Section 11: Project Schedule and Exhibit A: DRAFT Owner / Construction Manager Agreement AIA A133-2009).
