Specifications include, but are not limited to: : DHS Request for “design of a new fire wall to replace the existing fire door” - The dual swing (horizontal exit) 2-hr rated fire doors are located across the corridor between the Support Building and the Complex1 housing unit building. The existing doors are problematic and don’t offer adequate visibility down the corridor. See Exhibit A1- location is marked with green highlight. - The doors appear to be in a 2hr Fire/Smoke building separation wall – the consultant will need to verify any Code issues with the Authority Having Jurisdiction. See Exhibit A2 Code Plan. - .pdf Record drawings prepared by BWBR Architects dated 8/22/13 are available to the selected firm. See Exhibit A3 for one of the floor plans showing the door location. - During the combined Schematic Design/Design Development Phase, it will be the consultant’s charge to design and estimate the cost of at least 3 alternative designs that are Code compliant and that improve the visibility down the corridor. - Some ideas explored in the past included: 1. Replace the side acting fire shutter with a newer side acting fire shutter (this would still be opaque when closed) 2. Review the ceiling and structural conditions to determine if a shutter that coils into the ceiling would work in this condition (this would still be opaque when closed)3. Replace the fire shutter with rated doors and frame and firelite glass. This could be an expensive option – as the fire rated attack resistant glass is very expensive, but there would be an elimination of the need for monthly tests, and in the closed position there would be some visibility through it. - During design, the consultant should budget at least one in-person kickoff with and/or one site visits as required to gather information. Assume at least bi-weekly MS Teams virtual meetings during the balance of design. During construction, the consultant should budget for bi-weekly inperson meetings when construction occurs. A photocopy of each site visitor’s driver’s license needs to be submitted at least 3 days prior to visit for the facility to prepare an event letter for the security team. No cameras or cell phones are allowed in the facility, but the facility will provide photos if requested at the meeting.
