Specifications include, but are not limited to: Task 1: – Detailed Design and Construction Documents The design firm will provide detailed design and construction documents. Each submittal package shall include detailed plans, technical specifications, and cost estimates. The design firm shall assist with utility coordination and agency approvals. The following is a summary of typical tasks associated with design services: • Surveying, mapping and field investigations • Design Review submittals - Programming/Schematic Design Submittal - Design Development Submittal - Contract Document Submittal, 65%, 90% - Provide 90% construction Documents for Contractors Guaranteed Maximum Price (GMP) - Final 100% Construction Documents for Building Permit Submittal • Comment Resolution Meetings • Utility Coordination • Public Meetings Task 2: – Assist with Construction Manager at Risk (CM@R) • Assist in CM@R selection process • Collaborate with CM@R for cost estimating • Collaborate with CM@R for constructability reviews • Assist CM@R in value engineering project to control cost while maintaining design intent Task 3: – Construction Phase Services The construction administration assignment will be determined prior to completion of the design and a contract amendment issued as needed, to avoid delaying the project. The following is a summary of typical tasks associated with construction services: • Review shop drawings, submittals and respond to contractor RFI’s • Construction observation, inspection and quality control testing services • Conduct Special Structural Inspections
