Specifications include, but are not limited to: Project Design Guidelines - See the attached Owner Project Requirements (OPR) document developed by Energy Management for further definition of the Project guidelines / requirements. Civil Coordination - Investigation and routing of new HDPE chilled water supply and return lines which will tie-in at the intersection of 23rd Avenue SE and 6th Street SE. Scope includes validation of the chilled water line sizes and restoration of the disturbed existing conditions. Building Coordination - Coordinate the routing of the new chilled water lines through the building which may include select architectural, mechanical and electrical impacts (demolition, construction, restoration). The General Contractor will be responsible for the following: Provide final testing of the system for permit signoff with the University of Minnesota Building Code Department (BCD). Develop construction logistics plans that will be reviewed with the on-site building manager and Capital Project Management (CPM) to manage the safety of tenants / pedestrians / vehicles, mitigate construction impacts, and minimize shutdowns to the occupied buildings. Develop site access procedures, hours of operation, staging considerations, etc. Projects at the University are required to pay Prevailing Wages. Identify all consultants and contractors along with their associated roles. The Basic Services for the Project will include: a Construction Document Phase (develop / design scope with FM, EM, CPM and BCD) and the Construction (including Construction Administration). The General Contractor will cover bonds at 100% of the value (design AND construction). An initial PO will be for Design (Construction Document) Services with future authorization for Construction on completion of Design.
