Specifications include, but are not limited to: The roof system is approximately 24 years old and is EPDM, both with ballast and without ballast and needs to be replaced. The portion of the building with a steel roof is not being reroofed as part of this proposal. Scope of Project: Flat Roof Systems: o Vacuum removal of existing ballast stone. o Remove existing rubber roof and old EPS insulation. o All materials are to be removed and disposed of by contractor. o Old rubber roof membrane and insulation to be recycled, rubber and insulation will not be disposed of in the landfill. o Wood nailers are required at all roof perimeter edges where metal edging and gutter systems are specified. Nailers shall be firmly anchored to the decks at a maximum 2'-0" OC and shall resist a pullout force of 200 lbs./linear foot in any direction. o Height of nailers shall match the surface level of the insulation and roof membrane o Fully adhere 2 layers of 1.5” Poly iso insulation staggering seams o Fully adhere 60 mil TPO membrane o Install prefabricated boots and corners o All roof seams to be field probed and welded with minimum 1” weld o South side tie-in to metal standing seam roof and extension of valley with termination detail must be covered by warranty o Install new edge metal where needed in areas where gutters are not needed o 20-year labor and material systems warranty o Install commercial gutters 24-gauge Kynar finish metal on east and west sides to match existing colors as close as possible. o All seams to be heat welded and inspected by certified inspector upon completion of project; The County desires the following work to be completed: 1. Complete replacement on the systems described above in spring of 2024. 2. During the course of the replacement work, note any other problem areas that are found and provide recommendations for repair action and cost to the County for evaluation. The County will provide an authorization to proceed after evaluation and acceptance of the firm’s recommendations and cost estimate. 3. Prepare bid specifications, complete bid documents, contract forms, and bid estimate for any portion of the work that will be subcontracted by the firm. 4. Provide construction management services as required during the project. 5. Provide close out and warranty documents and project punch list. 6. The County desires all work to be completed on a non-interference basis with regular business hours. The County will work with the firm to determine the appropriate timing and schedule for the work.
