Specifications include, but are not limited to: DAS EAM’s Operations and Maintenance (“O&M”) of state-owned facilities located in the Capitol Mall Area and throughout the State covers a wide array of subjects. Building services for state-agency tenants are provided by several groups within DAS that provide repair, maintenance, and tenant improvement services for facilities and grounds. DAS EAM is in a growth phase in the lifecycle of its adoption of the Tririga system and seeks to capitalize on underutilized modules. DAS EAM is licensed for the whole suite and is on the IBM SAAS model. This means that as business needs dictate, DAS is entitled to all modules without incurring additional cost. DAS EAM would like to have the ability to train its existing its Tririga Administrative team in these new areas, as well as take advantage of new capabilities that are developed by IBM through the normal software development cycle. DAS EAM uses a software program that helps organize real estate portfolio, capital projects, space management, facility maintenance and energy management. This single system for managing the lifecycle of facilities is Tririga. Tririga optimizes the use of real estate assets, reduce costs, and improves operational efficiency
