Specifications include, but are not limited to: Architectural Services Including: Preliminary design, evaluation and planning approval phase (if required) Gather existing data regarding the site, including site tax map, utility locations identified in public GIS, and zoning Municipality research for historical building permits and drawings Design review application materials including site plan and narrative Land use application Submit materials relevant to a design review Schematic design Draft site plan and floor plans Layout the general building plan and prepare the necessary design review materials Design development Develop code summary and architectural drawings, as necessary Prepare appeal as required by the Authority Having Jurisdiction Construction documents Provide site plan with parking and notes (site surveying is excluded) Floor plans Fire and life safety plans, including a code summary showing egress Plans illustrating required fire separations from lot lines Reflected ceiling plans Interior elevations of essential spaces, as required Accessibility details, as required Plan review and resubmittals as required in order to receive permit Civil Engineering Services Including: Grading and drainage plan Site utility plan Storm water plan and calculations Erosion control plan SWPPP documents Offsite improvement plans (if required) Structural Engineering Services Including: Coordination of Sprung, and tiny home engineering packages Foundation design of Sprung Structure Design of gate and fence posts Design of structural partitions and ceiling lids where required Structural calculations Mechanical Engineering Services Including: Design Sprung Structure tenant heating and ventilation systems Mechanical equipment schedules and details Compilation of permit level documents, and signed and sealed drawings for submission for permit and construction
