Specifications include, but are not limited to: 10.3.1. Preventive maintenance shall be performed on the following air cooled chiller equipment as listed below: 10.3.2. Contractor shall perform 12 monthly scheduled maintenance checks to include: 10.3.3. Check unit for proper operation, ensuring that there is no excessive noise or vibration on unit. Inspect condenser fan motors for proper operation, verify chill water set points are within required parameters, identify any alarms present or in previous history record, check chill water pump operations identify any leaks or other possible problem issues and repair check oil level and components around compressorsfor possible oil leaks or refrigerant leaks. Identify and test safety shutdown controls.
