Specifications include, but are not limited to: Planning • Conduct research and analysis to understand the specific project context, including the regulatory environment, community demographics, and market conditions. • Develop a project vision and goals and identify alternative development scenarios. • Create visual representation or scenarios. Scenarios may come from a variety of sources. • Prepare a project plan that includes a timeline, budget, and risk assessment. • Facilitate community engagement and stakeholder coordination. Engineering • Conduct topographic site surveys, right of way documentation, and geotechnical investigations. • Provide preliminary designs of the project infrastructure, including roads, bridges, intersections, public trails, bike lanes, and stormwater management systems. • Provide preliminary planning level cost estimates for the required infrastructure. Transportation • Analyze traffic conditions, City master plans, and identify transportation and active transportation needs. • Develop transportation plans and strategies consistent with Park City Forward. Real Estate Development Consulting • Provide advice and guidance on the real estate development process to include land acquisition, zoning, entitlements and permitting. • Coordinate master planning and schematic design activities. • Provide highest and best use analysis, market feasibility, and financial modeling for both residential and commercial opportunities. • Assist with the selection and procurement of development team members such as architects, contractors, and marketing professionals. • Coordinate the activities of the development team and ensure that the project is completed on time and on budget.
