Specifications include, but are not limited to: A. Effective upon execution of this Service Agreement, Contractor shall provide glass and related surface cleaning including window, glass door, aluminum frames, sash and other trim for the Combined Maintenance Facility at 5800 South Howell Avenue, the Terminal Building including the Airport Administration Building, Parking structure stairwells, north and south sky walks, and Boiler House at 5300 South Howell Avenue, according to the schedule provided as part of this Document as Exhibit C. Surfaces to be cleaned will not include interior surfaces in leased spaces. B. Contractor shall provide and comply with the following: 1. Complete work in one area as a continuous operation. Do not start work that cannot be completed in a timely manner. Coordinate start of Work with Owner and submit timetable for approval quarterly. Owner reserves right to change timetable and adjust schedule. 2. Provide portions of service work during hours when public is not present. Owner will not pay any additional cost for work performed during nights, weekends, holidays, or any non-business hours that will be required. Coordinate with Owner work which will interfere with terminal pedestrian or automotive traffic and work adjacent to elevators and other areas that may interfere with Owner’s operation. Work of agreement shall not interfere with Owner’s operation. 3. Furnish labor, equipment, materials, tools, supplies and necessary safety equipment, including barriers, to perform the work required as directed by Owner. Use products that are non-injurious to surfaces being cleaned and the environment. 4. All surfaces shall be free of dust, grime streaks, other substances or moisture and shall not be cloudy or spotted. Contractor shall provide additional scrubbing and cleaning required to completely remove all built-up dirt and film on all windows and surfaces as a result of the airplane engine exhaust and other airborne particles that will accumulate on the windows and surfaces. 5. Clean and wipe dry interior and exterior aluminum window frames, sash and trim when washing related window. Cleaning includes washing all visible debris around inside sills and ledges of surfaces, and leaving no visible streaks on any surfaces. 6. Immediately following cleaning, there shall be no visible streaks, dirt build-up, smudges, smears, drips, spots or other indications that work is incomplete or unsatisfactory. Contractor shall immediately re-clean any surfaces that are not appropriately cleaned and approved to the satisfaction of the Owner. Owner will not pay for any required corrective re-cleaning Work.
