Specifications include, but are not limited to: 1. Office acoustics: a. Soundproofing between offices, conference rooms, hearing offices and the customer wait area with a sound transmission coefficient factor (STC 40). Sound absorption or acoustic enhancement materials are required in customer waiting area. 2. In non-office environments lighting preference such as warehouses, garages shall be lit by LED lighting technology is desired, but a minimum of high efficiency TS is required or TS in high bay applications, all products, equipment specifications with warranties and pertinent information must be provided to DVR and included in the Offerors Proposal. 3. Mechanical Systems: Offeror shall provide fully functioning HVAC with economizer cycle with separate thermostats in group of area offices. Forced air heating & refrigerated cooling with economizer cycle. 4. Building Shell: Single level building with ample ingress/egress for staff. Multi Story buildings may be considered. 5. System Commissioning: a. The Offeror shall supply tenant certified circuitry map for each office prior to occupancy. This included all connections, outlets, fiver, coax, telephone, data wiring systems, paging and public address systems, Environmental and intrusion alarms, fire, and security systems, Video systems- CA TV. MA TV, other special purpose requirements, Foreseeable growth needs must be included. 6. Security Systems: a. Afterhours, Exterior lighting at all entries and exits. b. Lighting in public and secure parking. c. Card, Key-fob, or digital pass code button building entry system. d. Keyed locks at all offices w/master key available. e. Buzz licks at reception area into remainder of office area. f. Cypher locks supplies and installed by Offeror at any secured area deemed by tenant. g. Reception counter with additional ADA wheelchair compliant counter behind tempered glass pass through and reception area secure and separate from employee work areas. h. Staff customer barrier requirement, intrusion detection system and monitoring devices/ systems. 7. Landscaping: a. The following criterial must be utilized in the landscape planning- Use drought tolerant landscaping plant materials. b. Minimize the use of non-native grass areas. c. Offeror may incorporate an “Oasis Area”. Oasis area shall be located on either the north or east sides of the building to avoid hot mid-day and afternoon sun. Oasis area shall incorporate shade trees and possibly seating areas for building occupants. d. Any lawn irrigation systems shall be designed so that no water is permitted to spray onto sidewalks, parking areas or streets or to have water run off the property. A buffer area may be incorporated to maintain all water onto the property. i. Note: The successful Offeror would not be required to meet the above requirements for existing building with existing landscaping.
