Specifications include, but are not limited to: The University Facilities Management (FM) reports that the limestone stairs on the west entrance has been continually crumbling and need concrete patches every spring. The University is seeking the services of a Design Builder (DB) to work with FM to design repairs, and /or replacement of the deteriorated parts or consider replacement of the whole stairway. The DB will work with the University to propose and look at alternate materials that may work .Additional scope in relationship to the stairs will be part of this project (see scope below). The DB will be the lead Respondent to develop Plans and Construction Documents as well as associated building code analysis (required for permitting). The DB will also provide labor, materials, and all incidentals necessary to complete repair and/or replacement. As part of their scope, the DB will also: Analyze the shifting, crumbling, and deterioration of the stairs to determine the cause, and advise the University if poured, or pre-cast concrete can be viable solutions. Respondent is free to propose alternate solutions for the University to consider as well as associated costs. Cleaning/Renew: Provide tuckpointing to the walls in the stairway area, seal the remaining stone in the stairway, and power wash the project area (e.g exterior façade - limestone door surround). Remove /reinstall the existing railing (modifications to benefit the railings are to be considered). Respondent to propose other areas that would be necessary as part of this cleaning and repair work. On the Northwest corner of Green Hall, there is an accessible concrete sidewalk leading to the entrance. The project will cover the cost for the DB to investigate and figure out the cause of the entrance concrete slab sinking/shifting of the ground + options for leveling it out and repair. The efforts will include fixing/rearing of the cracking retaining wall opposite to the building which includes tuckpoint and cleaning. Add Alternate: Apart from the West stairway and ADA entrance, the University would like to pursue cleaning (possibly sealing) + tuckpointing the entire west facade. This scope will be included as an add alternate before the GMP . The Design Builder should note the following: Identify and issue potential permit signoff with the University of Minnesota Building Code Department (BCD). Develop construction logistics plans that will be reviewed with the on-site building manager and Capital Project Management (CPM) to manage the safety of tenants and mitigate construction impacts/shutdown to the occupied buildings. Develop site access procedures, hours of operation, staging considerations, etc. Projects at the University are required to pay Prevailing Wages. Identify all consultants and contractors along with their associated roles.
