Specifications include, but are not limited to: provide all labor, parts, equipment, material and any other requirement necessary or incidental to maintain in good operating condition each CRAC unit. Vendor shall provide qualified Liebert/Emerson technicians and Trane technicians to perform the Work and designate a Contract Manager as a point of contact for TCEQ staff. Quarterly inspection, preventative maintenance and repair will be required under this agreement. Annual condenser coil cleaning will also be performed under this Agreement. Vendor is responsible for providing at its own expense, any and all parts, labor, equipment and materials necessary to keep the CRAC systems operational. 1) Quarterly Preventive Maintenance. Assess inside and outside units for normal wear and tear of consumable parts (including but not limited to filters, belts, contactors) and replace as needed. Verify operational levels of Freon, oil and grease. Verify function of valves & pressure switches. Clean humidifier pans of water deposits (unit A, C-F) and verify drains are free of obstructing buildup. Units F & G have drain pumps. 2) Yearly Coil Condenser Cleaning Clean units of dirt and other materials that would affect proper operation of unit. 3) Emergency Repair of non-functioning unit. Vendor shall diagnose non-functioning CRAC unit and restore unit to operating condition. Vendor shall respond with qualified technicians to the TCEQ campus within two (2) hours after receipt of a service call during the hours from 6:00 am to 5:00 pm, Sunday through Saturday. For calls between 5:00pm and 6:00am, Vendor shall respond by 8:00 am the next morning. Vendor shall provide qualified Liebert/Emerson technicians, materials and parts are available to insure the maximum periods of equipment downtime will not exceed 48 continuous hours following initial notification. Vendor shall provide, at Vendor’s expense, all parts, oil, lubricants, materials, refrigerants, labor and supplies necessary to provide repair services.
