Specifications include, but are not limited to: 1 - PRIORITY #1: Replace Existing Roof: THE EXISTING ROOF SHALL BE REMOVED AND ALL NEW ROOFING MATERIAL WILL BE INSTALLED PROPERLY. The Contractor shall remove all composite roofing surface material on the house, to include porches, overhangs, unless specified to the contrary. Strip all existing layers of composition roof shingles, and remove all felt to expose decking. Remove do not re-nail all existing roofing nails, staples and fasteners etc. Wood decking surface shall be free of all old roofing materials (shingles). The Contractor shall also remove and replace any defective and/or deteriorated sheathing with the same or similar kind to match the existing sheathing. The contractor shall account for up to 5 sheets to be replaced. If more than the accounted sheathing and/or rafters require repairs for adequate strength for a true level surface call the Housing and Community Services Rehabilitation Inspector in charge of the project for approval of the additional work. Strip Existing Roofing Material and Replace with all New Roofing Material: Remove all the Existing Shingles, all the Existing Paper Felt, nails, staples or fasteners that are not secure. The contractor shall not re-nail any of the existing nails, staples and fasteners etc. New Materials shall include covering all wood decking with new 15 pound felt using round cap nails. All existing metal vents, turbines, flashing and drip edge shall be removed and replaced with new ones. Roofing shingles to be installed shall be 3-tab shingles with a minimum 25yr manufactures warrantee (25 SQ. total) The Contractor shall apply flashing to roof areas as needed to properly divert water away from the roof. 2 - PRIORITY #2: Paint Exterior: CONTRACTOR TO REPLACE DAMAGED OR ROTTEN WOOD SIDING, FACSIA AND SOFFITS AS NEEDED, AND ROTTED WOOD ON GARAGE DOOR ENTRANCE. PAINT COLORS SELECTED BY HOMEOWNER MUST BE SIGNED FOR PRIOR TO ORDERING ANY PAINTS: PAINT EXTERIOR: Contractor shall paint exterior wood siding and trim as follows; cover ground and shrubs with drop cloth. Scrape all loose, peeling, blistered, and cracked paint from walls, windows, doors, trim and moldings. Remove all deteriorated glazing compound. Remove all hooks, nails, brackets, pipes, and unused fixtures or attachments. Feather edges and dull gloss with sandpaper. Dispose of chips properly. Rinse all surfaces with hose. Caulk and fill holes, windows and edges level to existing surface with acrylic caulk. Re glaze sash with acrylic glazing compound where loose or missing. Remove all rotted fascia and soffits as needed. Damaged Exterior Replacement Use LP Smart siding to replace damaged siding, fascia and soffit as needed. The contractor shall repair the rotted wood at entrance areas to the garage along the sides.
