Specifications include, but are not limited to: A. Site Planning: Site evaluation, planning and survey Geotechnical Soils testing Utilities - includes all on site and off site utilities Civil on site and off site drainage evaluations Environmental and categorical assessment (if required) B. Schematic Design Development: Space Programming Program validation and verification Develop conceptual design layout plans Develop elevation plans and Perspective Plans Develop budgetary estimates and project design and construction schedules. Site planning presentation and review by the Town of Florence – Planning and Zoning Commission. Prepare complete construction documents that will contains and include but not limited to; Architectural, Structural, Mechanical, Electrical, On site Civil, Landscaping, Interior design and signage, Telecom and Data distribution network, Audio and Security Systems. Prepare Furniture, Furnishings and Equipment Design and interior layout. All design plans shall be in compliance with the current Building Codes adopted by the Town of Florence.
