Specifications include, but are not limited to: The Contractor shall furnish all labor, tools, equipment, materials and supplies to perform maintenance and repair services to elevators and wheelchair lifts. All parts/materials and installations shall comply with provisions of the appropriate codes as required by the authority having jurisdiction. All regular work will be performed during the hours of 7:30 a.m. to 4:00 p.m., Monday through Friday, unless prior arrangements are made with Katy ISD’s Maintenance and Operations Department representative. The Contractor shall provide a 24 hour, 7 day a week emergency call back service. Contractor shall respond to an emergency call back service request within one (1) hour. The Contractor shall on a quarterly basis systematically examine each elevator and its components, elevator hoist way and its components and elevator machine room and its components. This shall include but not limited to all safety devices; perform all required City inspections; repair or replace conductor cables, elevator hoist way wiring and machine room elevator wiring; furnish lubricant and hydraulic fluid. When examining each component the Contractor shall adjust, lubricate and if condition warrant, repair or replace: • Machine: Including worm, gear, thrust bearings, drive sheave, sheave shaft bearings, brake coil, brake linings, and components. • Pump Unit: Including pump, V-belts, strainers, silencers, springs and gaskets. • Motor: Including motor windings, communicators, brushes, brush holders, field coils, rotating elements and bearings. • Motor Generator: Including windings, bearings, rotating element, commutators, brushes and brush holders. • Jack Unit: Including plunger, guide bearing, packing and packing gland. • Controller: Including relays, resistors, contacts, coils. Leads, transformers, fuses, timing devices and solid-state components. • Valves: Including relief valve, pilot, lowering, leveling and checking valves; or any of the parts thereof. • Dispatching Equipment: Including relays, resistors, contacts, coils, leads, transformers, fuses, timing devices and solid-state components. • Selector: Including relays, resistors, contacts, coils, leads, fuses, transformers, timing devices and solid-state components. • Governor: Including sheave, bearings, shafts, contacts and governor jaws. • Car: Including power door operator, door protective devices, car door hangers, car door contact, loading weighing equipment, car safety devices, car guide shoes including roller guides and sub flooring. • Hoist way: Including detector sheave, secondary sheaves, buffers, governor tension assemblies, guide rails, limit switches, compensating sheave assemblies, compensating chain or cable, traveling cables, hoist way ad machine room wiring, hoist way door interlocks, hoist way door hangers gibs and auxiliary closer. • Accessory Equipment: Including all accessory elevator equipment installed prior to or during this contact period.
