Specifications include, but are not limited to: Information from experienced developers (“Developer”) for a unique opportunity at CYTown, which is a transformational mixed-use development project situated on 40 acres of ISU-owned land located adjacent to Jack Trice Stadium and in the heart of the Iowa State Center (“Property” or “Project”). The University seeks to develop the Property in partnership with high-quality development teams capable of delivering a project(s) that accomplishes the University’s vision. The goal of this Request for Information (“RFI”) is to identify development partner(s) with potential interest to enter into a long-term ground lease from the University for the purpose of the development of an ISU-owned parcel of land to design, build, finance, operate and maintain a single-tenant or multi- tenant building (“Developer Project”), which the building shall ultimately be owned by the University. The University’s objective for the ground lease and development of the Property by one or more developers is to create a high-quality, market responsive, financially feasible development in a timely manner. The development completed on the Property should serve and connect to both the Iowa State University campus, Iowa State Center, and the Ames community; and provide the University with an ongoing source of revenue to help fund future improvements to the Iowa State Center.
