Specifications include, but are not limited to: UCFS Healthcare is seeking a vendor to develop a comprehensive Facility Condition Assessment (FCA) for our Sheltering Arms Residential Care Home located at 165 McKinley Avenue, Norwich, CT. UCFS is looking for a firm to develop a comprehensive facility condition assessment which will to provide UCFS with the knowledge necessary to arrive at an estimate of reinvestment costs in order to make decisions whether to replace or maintain systems. The information will be used to prioritize projects for maintenance, repair or renewal. Scope of project should include but not limited to the following: • Field measure the entire building (3 floors) and create accurate existing conditions including all MEP and building elevation drawings (AutCAD/REVIT) • Architectural assessment • Identification of any code-related deficiencies or compliance concerns • Current conditions/assessment of assets (such as roofing, mechanical, plumbing, structural and lighting • Final report should Include photographic records of systems and assets • Presentation of the final report- It is expected that the chosen firm will deliver the results to key stakeholders, members of the senior management team and board of directors no later than December 1, 2023.
