Specifications include, but are not limited to: Renovation of the Rosemount Minnesota National Guard Armory is a complete interior renovation, exterior envelop repairs, and improvement to select site components, including two stories, totaling 99,522 gross square feet on a 13.3 acre site. 1.) Interior renovation scope includes reworked floor plan with new finishes throughout. a.) Removal and replacement of mechanical, electrical and technology systems. b.) Upgrades to existing fire sprinkler system c.) Select structural modifications to facility are required in support of architectural and building system work. d.) Note: Interior renovation of attached Rosemount Community Center is not part of project scope except where building systems are partially shared. 2.) Exterior envelop repairs include all facades of both Armory and attached Rosemount Community Center. a.) Masonry facades are to be cleaned and repaired via brick replacement, re-tucking, sealant replacements, and miscellaneous exposed steel paint repairs. b.) Roof is to remain in place (installed in 2018) with repairs and infills as required to execute new rooftop mechanical and electrical components. 3.) Site work includes improved stormwater drainage surrounding facility, new military vehicle storage compound parking lot, back of house fencing and access gates, and reworked front end plaza and canopy. Existing vegetation around facility is to be removed to comply with line of sight required clear zone.
