Specifications include, but are not limited to: (Infrastructure Improvements) 1. HVAC system improvements (HHW in-duct heating, boiler, and controls) 2. Install plumbing from main fire sprinkler feed line and replace sprinkler heads as needed per code. 3. Install new lighting fixtures and controls per drawing specifications. 4. Install new ceiling T-bar and tile, additional dropped T-bar ceiling in (3) three areas with decorative pendants. (Tenant Improvement) 1. Demo designated partition walls, construct new partition walls, remove, retain, or relocate interior doors and door frames, and add interior glass panels as needed. 2. Demo all overhead computer & communication cables; remove all excess cable/wire harnesses. 3. Demo all floor power/outlet/network monuments, terminate at the panel, remove all wiring and cap-off all floor openings and keep all subfloor surfaces level for carpeting. 4. Make changes to electrical outlets and switches, plumbing, install cubicle power whips and data lines. 5. Provide and install new restroom fixtures, relocate plumbing as needed, install floor and wall tile, partitions, sinks, faucets, countertops, restroom accessories, and install additional can lights in restrooms. 6. Carpet/Flooring: Installation of owner purchased materials. Install rubber base throughout. 7. Re-install owner’s wood office furniture in locations designated by IEHP Project Manager. Refinish/repair damaged or scratched wood furniture. 8. Install owner provided reception desk including power and data. 9. Install and frame edges on Urban Evolutions Slat Wood Wall Panel in White Oak matte finish, approximately 3’ x 5’ in vertical stripe orientation and pin mount IEHP logo to wood wall panel on the wall behind reception desk. Owner will provide artwork and color information for sign maker. 10. Replace existing sidelights in offices with clear glass. Add sidelights to any offices missing them. 11. Construct (2) two coffee bars including cabinetry, lighting, electrical, and plumbing. Water and waste lines to be run through building chase. Repair water line to existing ice machine and verify functionality in breakroom. 12. Construct (6) six print stations and (2) two millwork areas with quartz countertops and plastic laminate bottom cabinetry. Include undercounter beverage refrigerators and power per plan. 13. Patch and paint all walls throughout entire third floor. 14. Coordinate with owner and subcontractors performing other trades in the same area. (Cubicle and conference room table installations, etc.) 15. Contractors provide their own dumpsters. 16. Contractors include clean-up after each work stage is completed.
