Specifications include, but are not limited to: The Town Office renovation project consists of replacing the roof, vinyl siding and all windows as follows: Roof Replacement • Removal and disposal of existing roofing material (up to two layers). • Tarp entire building to protect landscaping, railings, etc. • 64 square foot allowance for replacing damaged/decayed sheeting. • Install six feet of ice and water shield on eve edges of roof, three feet in valleys and 18” around roof penetrations. • Cover balance of roof with synthetic underlayment. • Install asphalt shingles, color determined by the town. • Cut in ridge vents where necessary. • Furnish and install rooftop ventilation intake, hip and ridge caps, and pipe collars per manufacturers specifications. • Clean up and dispose of all debris in a responsible manner. Vinyl Siding Replacement • Removal and disposal of existing metal and vinyl siding. • Install vinyl siding, color determined by the town. 3” corners, slim profile. • Counter flashing between asphalt roof shingles and siding. • Replace aluminum facia with vinyl wrap. • Install light and power outlet mounting blocks and dryer vent blocks. • Remove and replace vinyl soffits. • 20 linear foot allowance for replacing damaged/decayed soffit. • Install siding gable vents. • Prepare and paint existing propane gas pipe on rear of building. • Remove existing and replace 20-foot aluminum gutter over front door. • Clean up and dispose of all debris in a responsible manner. Window Replacement • Remove 19 existing windows and stops. Install custom built, double hung replacement windows built to fit into opening without disturbing interior and exterior trim. Windows equipped with top and bottom tilt-in sashes. Insulated glass, half screens and interior stops. • Remove 1 existing 80 x 40 picture window. Install custom built slider window built to fit into opening without disturbing interior and exterior trim. Insulated glass, half screens and interior and exterior stops. • Remove and replace any damaged/decayed framing or sheeting • Clean up and dispose of all windows and debris in a responsible manner.
