Specifications include, but are not limited to: Required Scope Elements: Seismic retrofit design to maximize floor plate and add approximately 14,000 square feet of usable space on 2nd floor. New 2nd floor space will eventually be occupied by offices and meeting spaces. This includes upgrades to envelope and roof diaphragm. Basic preliminary space planning for MEP, shafts, and floor penetrations. Analyze current and future MEP systems to account for upgrades and future build out. Analyze entry sequence, circulation, and additional means of egress for the 2nd floor. Include elevator shaft only. Install new vermin‐proof cladding at bottom 4’ – 0” of entire building. If maintaining occupancy during construction is not feasible, create and analyze temporary relocation (surge) plan. Optional Scope Elements: Install new cladding on entire building and upgrade wall assemblies to meet energy code. Install 2nd elevator. Install new windows to added unoccupied 2nd floor space.
