Specifications include, but are not limited to: • Prepare a site base map including typical constraints. A Regulatory Constraints Analysis and hydrologic determination will be required due to existing conditions onsite. • Prepare a conceptual master plan and intermediate plan for the site. The City desires to develop the overall vision for the site, and then provide an intermediate short term layout to relocate Public Works by the end of 2024. Plans should include location of infrastructure, buildings, parking, circulation, and stormwater management. There is a significant opportunity to provide for a large public gathering and open space as part of this project, and the City desires to provide this to fulfill the desires of the community. This will be a critical focal point during the master planning process. • Conduct stakeholder meetings with elected officials, planning commission, city staff, and the community. • Prepare up to five (5) artistic renderings of the master plan
