Specifications include, but are not limited to: The selected architectural firm(s) will provide a range of architectural services, including but not limited to: a. Feasibility Studies and Site Assessments: ▪ Conduct comprehensive feasibility studies for potential projects, analyzing factors such as site conditions, zoning regulations, and project viability. ▪ Assess the suitability of existing structures for renovation or rehabilitation projects. ▪ Provide recommendations on project feasibility, potential challenges, and opportunities. b. Conceptual Design and Schematic Drawings: ▪ Develop conceptual designs and schematic drawings for proposed projects. ▪ Collaborate with HASLC to ensure designs align with the organization's goals and objectives. ▪ Prepare preliminary site plans, floor plans, elevations, and renderings. c. Design Development and Construction Documents: ▪ Progress the approved schematic designs into detailed design development and construction documents. ▪ Prepare comprehensive architectural drawings, specifications, and other necessary documentation for bidding and construction. ▪ Ensure that all designs comply with local building codes, accessibility standards, and sustainability guidelines. d. Cost Estimation and Budgeting: ▪ Collaborate with cost estimators to provide accurate budget estimates for construction, materials, and architectural services. ▪ Continuously update and refine cost estimates as the design progresses. ▪ Assist HASLC in maintaining budget adherence throughout the project. e. Permitting and Regulatory Compliance: ▪ Facilitate the permitting process by preparing and submitting applications to relevant regulatory authorities. ▪ Coordinate with agencies to secure all necessary approvals and permits. ▪ Ensure compliance with local, state, and federal building codes and regulations. f. Bidding and Contractor Selection Support: ▪ Assist HASLC in the preparation of bid documents, including bid packages, instructions to bidders, and contract documents. ▪ Provide guidance in the selection of contractors, including review of bids and qualifications. ▪ Collaborate with the selected contractor during the pre-construction phase. g. Construction Administration and Quality Control: ▪ Conduct regular site visits and inspections to ensure that construction is proceeding according to plans and specifications. ▪ Review and respond to Requests for Information (RFIs) and change orders. ▪ Verify that construction work meets quality and safety standards.
