Specifications include, but are not limited to: 1. Clean: To rid of dirt, impurities or extraneous matter. Clean surfaces/areas will be free of dirt, grime, dust, mud, gum, cobwebs, pigeon droppings and spills. 2. Entrance Ways: Include all surfaces, walls, windows from ground level to first metal break, frames, ground surfaces, door tracks, trash receptacles, and mats located on all outside porches, balconies, roof areas with public access, courtyards and walkways to a point fifty (50') feet in radius from any point of egress from the interior to exterior of the building structure. Including benches, receptacles and exterior art, statues etc. 3. Vacuuming: This task is to be performed with a commercial grade vacuum cleaner with wand accessory. All accessible area, underneath desks, chairs, and movable furniture will be vacuumed. Removal of gum from carpeted areas is considered part of this task. Vacuums must be maintained to ensure good working conditions. 4. Dust Mopping: All hard floor surfaces will be dust mopped with mops that have been laundered daily. All accessible areas, underneath desks, chairs and moveable furniture will be dust free. 5. Damp Mopping: All hard floor surfaces will be damp mopped with clear water or with a neutral cleaner that will not remove floor finish. Spills and other substances will be thoroughly removed from floor surfaces. Baseboard and furniture will be free of splashes and residue. 6. Scrub and Clean: Vinyl, linoleum, and terrazzo floor surfaces will be scrubbed with an acceptable neutral cleaner and a scrubbing pad (red, purple, or brown). 7. Restorative Maintenance – Stripping Existing Floor Polish • Mix stripping solution to the appropriate dilution, depending on floor finish buildup. • Cordon off areas to be stripped and apply liberal amounts of solution uniformly on floor with mop. • Let stripping solution soak for the appropriate amount of time recommended by the stripper manufacturer. • Keep areas stripped wet. Rewet if necessary. • Machine scrub the floor (300 rpm or less) with a 3M blue pad or equivalent to break up the polish film. Do not allow stripping solution to dry on the floor. • Remove dirty stripping solution with a wet vacuum or mop. • Rinse the floor with fresh, clean water and allow the floor to dry. • Apply 3 to 5 coats of high-quality floor polish. Static Dissipative Tile (SDT) requires polishing for protection, ease of maintenance, appearance retention and optimum electrostatic discharge performance. USE ONLY Armstrong Flooring S-392 SDT Floor Polish. Using other polishes or sealers may interfere with the electrical properties and/or the appearance of this flooring. When applying the floor polish, the picture frame method is specified. First apply to the edges, 4–6-inch border from walls. The edges will receive a maximum of two coats of finish. The interior section receives four or five coats of finish, and slightly overlapping passes. All movable furniture will be removed prior to stripping. Any items removed from the area are to be returned to their proper place upon completion of the job. Do not operate a floor machine with an abrasive pad on unwaxed or unfinished floors. All old finish, scuff marks, and residue will be thoroughly removed. Detail work with a scraper shall be done to remove finish from corners and areas where the machine is ineffective. After stripping and before applying new wax, the floor shall be rinsed twice with neutralizer. All splash marks and residue will be wiped from the baseboard, walls, desks or other furniture or surfaces. 8. Concrete floors are to cleaned, sealed and polished; no wax is to be used on concrete floors. 9. Vinyl Composition Tile (VCT) • Scrub the floor using a rotary machine or auto scrubber (300 rpm or less) with a properly diluted cleaner Use a 3M® red pad, or equivalent, for a light scrub Use a 3M blue pad, or equivalent, for a deep scrub • Thoroughly scrub the floor, passing slowly in each direction. • If the floor is badly soiled and/or scratched, strip it using the procedure above but use a properly diluted stripping solution in place of the cleaner. • PLEASE NOTE: The use of aggressive strippers such as mop-on/mop-off, no-scrub and no-rinse strippers is not recommended on tile floors less than two years old because they may affect the adhesive bond. • Rinse the floor with fresh, clean water and allow the floor to dry. • Apply 4 to 5 coats of high-quality floor polish. • When using disinfectant/germicidal cleaners, always follow manufacturer’s instructions for use to avoid slippery conditions and possible discoloration. A PH neutral disinfectant is recommended. 10. Disinfecting: Use a one-step disinfectant product. This means it cleans and disinfects in one application. However, bacteria can hide in soil, and soil can break down disinfectants, so if an area is badly soiled, clean first and then disinfect. The disinfectant will be diluted and applied according to product instructions. To disinfect, spray product liberally (to get surfaces well covered) on all surfaces to be disinfected. Example, in a restroom, product will be applied to all but the inside surfaces of the toilet. Apply solution liberally to both sides of seat, underside of commode, flush column, etc., as well as any other surfaces touched by people -- stall handles, sink fixtures, soap dispensers, door handles. When all surfaces are sprayed, begin other tasks, as the disinfectant must stand on the surface for 3 to 10 minutes in order to be effective. 11. Carpet Care: Use the appropriate approved carpet care product for hot water extraction, Low moisture cleaning and spotting. Low-Moisture Carpet Cleaning (LMCC)-Cleaning brands of equal specifications or better of GLS Crystal Dry, XL North - Liquid Grab, Nace - Just for Carpet are recommended systems that encapsulate the soil and do not leave the carpet wet. Finding a chemical that doesn’t contribute to resoiling is imperative. Use equipment slowly to achieve best results to ensure all soil is removed, high traffic areas may have to be cleaned multiple times. Bonnet cleaning is NOT an approved cleaning method.
