Specifications include, but are not limited to: A. The Title Company shall prepare and issue one standard Limited Liability Report/Preliminary Title Commitment covering a subject parcel area, as determined by the DOT&PF, and deliver the report in the form used for ADOT/PF reports. B. The selected parcel area reports shall include any tract or contiguous tracts of land under the same ownership. The DOT&PF requests liens, easements and encumbrances and a chain of title be included. We do not require any liens or encumbrances that have been re-conveyed to be shown on the reports or do we require copies of the re-conveyed documents. Each report shall include, but not be limited to the following: i. The condition of title as the date of the report including all liens, any subsurface rights, leasehold interests, corporation interest, encumbrances, defects, or other exceptions which would be excluded from the protection of the policy of title insurance unless removed prior to the issuance thereof. ii. Legal description of the parcel. iii. Owner of record and mailing address iv. A tabulation of transfers of the fee estate for each parcel from the date of patent to the date of the report. Conveyance tabulations shall include: 1. Owner's name, and address if available 2. Type of instrument. 3. Date of instrument. 4. Date, Book, Page and Instrument Number of recordation. 5. Name of Grantor. 6. Name of Grantee. 7. Stated consideration, if any. 8. Specific property affected (pertains if subject parcel has multiple lots).
