Specifications include, but are not limited to: 1) DESCRIPTION OF EXETER AREA DISTRICT OFFICE LEASE a) To rent in greater Exeter, NH for a five (5) year term commencing January 1, 2025 approximately 3,000 to 4,000 square feet of office space for the State of NHDOC, Division of Field Services, for use as a Probation and Parole reporting office. The space offered must meet or be renovated to meet the State’s programmatic needs and specifications, which include but are not limited to the following: 2) OUTLINE OF MINIMUM REQUIRED SPACE a) Provide approximately 3,000 to 4,000 square feet of space renovated to the Tenant’s specifications provided in “turnkey” condition. 3) LANDLORD’S LEASE RATE: proposals must offer a full “gross” lease rate, inclusive of all utilities (heat, electricity, air conditioning, water, and sewer) and inclusive of all real estate taxes, insurance, building and site maintenance services. The proposed schedule of annual rent (proposed rate for each of the five (5) years of the term) must be inclusive of all fit up costs. Favorable consideration will be given to proposals that also include provision of janitorial and recycling services. 4) LOCATION: Proposals that offer office space located in existing and/or “downtown” buildings shall be shown favorable preference during the RFP review process. This favorable preference is required by RSA 9-B, the State of New Hampshire’s “Smart Growth” initiative. 5) ARCHITECTURALLY BARRIER-FREE ACCESS: All interior and exterior areas of the proposed facility, parking lot, and site, inclusive of the sidewalks and pathways leading to the proposed premises, must comply with or be renovated to comply with all current codes and regulations regarding provision of architectural barrier-free access. These codes include but are not limited to the Code for Barrier-Free Design for the State of New Hampshire (IBC 2015, ICC/ANSI A117.1-2015 citations), the State Building Code (IBC 2015, ICC/ANSI A117.1-2015, and NFPA 101 v.2015 citations) and the Americans with Disabilities Act Standards for Accessible Design Code (ADAAG citations) as required by RSA 275-C.
