Specifications include, but are not limited to: The maintenance service shall apply to all parts of the elevator equipment and shall include but not be limited to the following: a. Systematic examinations not less frequent than every 14 calendar days when the contract is for one elevator and less frequent than every 7 calendar days when the contract is for more than one elevator in a parking facility. A monthly schedule by facility must be submitted to PARC. b. Cleaning, lubricating, adjusting, repairing, and replacing of all parts necessary to keep the equipment in first class conditions and proper working order. Maintenances shall include initial and periodic cleaning of the hoist ways and pits. The contractor shall keep the exterior of the machinery, and any other parts of equipment subject to rust, properly painted and presentable at all times. The motor windings and coil shall be periodically treated with proper insulating compound. c. Equalizing tension, shortening and renewing of hoisting ropes, where necessary. d. The Contractor shall have available for immediate use a suitable supply of spare parts sufficient for the normal maintenance of the elevator system. Contact, relays, coils and small system parts shall be maintained in a padlocked tool cabinet in each machine room. Metal tool cabinets shall be provided by the elevator contractor. All lubricants and replacement parts shall be OEM and of the original manufacturer’s specification and/or design. (Replacement of carbon brushes for commutators shall be of proper grade). In addition to the complete elevator systems, maintenance shall include all electrical wiring, conductors, and fuses on the load side of elevator equipment machine room disconnect switches. Inventory of spare parts shall be given to PARC quarterly of every year. An onsite inventory will be emailed to PARC of all available inventory and what parts were used in the previous three months.
