Specifications include, but are not limited to: The University is requesting Design / Build services to provide full architectural / engineering design (Schematic Design, Design Development, Construction Documents) and Construction services. The University embarked on a preliminary Predesign study to validate the concession upgrade options which are represented in the attached Predesign Report dated October 5, 2023. The Predesign focuses on 3 major concession upgrade concepts, identified as: Core Concessions: Refresh existing concessions stand(s) with new concourse branding and new digital menu boards. Self-Serve Concessions (tentatively noted as "Row and Go"): Fully renovate an existing concession stand(s) to allow for self-service hot / cold foods and beverages. Refresh existing concourse branding. Concession Branding (Only): Refresh existing concourse branding only. The Predesign also reviewed a Market concept (tentatively noted as "Ski-U-Mkt") which would fully renovate a concession stand(s) to provide self-service of cold foods and beverages (currently identified as a Project Alternate). The Predesign Report identified a preliminary place holder for a potential renovation scope and cost based on a single concession upgrade type. The University requires the assistance of the Design / Build Team to fully vet the potential concession enhancements on a full stadium scale. Contemplating the entire concourse while identifying unique conditions at each stand and developing a full design / estimate package at the completion of Schematic Design. The University will utilize this information to reevaluate the identified scope to ensure it complies with a feasible project budget. The Design / Build Team will be responsible for developing the new consistent branding concept throughout the concession stands / concourse. Renderings will be required to convey options to Athletics for review and ultimate selection. The Project / construction must be substantially complete no later than August 16, 2024 in preparation for the 2024 football season. The selected Respondent is to assist with developing a project schedule and material procurement to meet the project deadline. The project will require a Guaranteed Maximum Price (GMP) at the completion of the Design Development phase. The selected Respondent is to manage (with CPM) the construction management documentation process through Bluebeam.
