Specifications include, but are not limited to: Welcome Home, Boston promotes the development of affordable homeownership housing as a key community value. The development of affordable homeownership housing is a priority and will be required in addition to providing suitable open space, parking, and preserving significant mature trees and natural features. A mix of family-sized unit types is highly encouraged. For all proposals, the selected developer(s) will be required to enter into a development or land disposition loan agreement and an Affordable Housing Covenant, both of which shall be recorded with the Suffolk County Registry of Deeds to ensure affordable owner occupancy. Furthermore, clearly stated occupancy restrictions to promote owner occupancy and stable tenancies, and that have the effect of discouraging student housing, will be required. For condominium proposals, on developer unit sales, 3rd party financial contributions to the proposed owner must be limited and will require approval by MOH. Applicants must clearly outline the approach to be taken to meet the above occupancy requirements. All units must be affordable to households earning 80% and 100% of the Area Median Income.
