Specifications include, but are not limited to: GENERAL EXTERIOR Contractor shall evaluate exterior siding for loose / missing and/or unsealed areas and repair as necessary with new materials and/or seal all wall penetrations. Paint to match existing colors as close as possible from Contractor's locally available stock.; FLOORS (Structural) Contractor shall evaluate sagging floor at interior of house and repair as necessary with new joists and/or screw jacks to help level the finished floor surfaces. Contractor may cut & patch existing floor finishes for access if crawl space access is not adequate.; EXTERIOR DOORS Contractor shall remove and replace exterior doors at side entry with new model to match existing size. Contractor shall adjust opening size and/or replace structural framing on the sides of the door as necessary for proper installation. Entry door shall include new keyed alike hardware with deadbolts. Contractor shall adjust existing screen door on front elevation and repair damaged screen. All doors to be installed per FL product approvals and local code requirements.; WINDOWS Contractor shall remove and replace all windows with new insulated models installed per local code requirements for wind load and impact resistance based on applicability of installed shutter systems. Contractor is advised to include repairs to the structural framing on existing openings; remove all existing window trim for installation purposes and replace with new, cementicious trim painted to match existing colors as close as possible.; SIDEWALKS, STEPS, PORCHES, PATIO Contractor shall construct new, wood framed ADA ramp at side entry. Include necessary handrails and landing as necessary for compliance. Existing steps can remain and new ramp can be constructed over existing steps. Contractor shall include removal and re-installation of existing fence for installation of new ramp.; FLOORS Contractor shall replace damaged vinyl flooring at kitchen area with new materials. Include installation of 1/4 round at all edge terminations. Color selection to be provide for selection by Owner from Contractor's locally available stock.; INSULATION IN ATTIC Contractor shall remove remaining insulation and replace with new blown fiberglass insulation to provide a uniform R-30 value throughout the attic space.; INTERIOR DOORS Contractor shall furnish & install new, bypass closet doors at interior locations. Include necessary trim and/or hardware. New doors shall be white in color as required by Volusia County Rehab Standards.; APPLIANCES Contractor shall repair improper dishwasher drain connection; Replace existing refrigerator with a minimum 22 cubic feet, no frost, ENERGY STAR rated model, and if necessary, have a duplex receptacle installed no more than 1 foot from unit; install anti tip device on gas range as required for safety.; CABINETS / COUNTERTOPS Contractor shall replace kitchen cabinets with new models to fit existing layout. Provide color selection for cabinet & countertop for selection by Owner form Contractor's locally available stock. Contractor should anticipate repairs to the floor system under the existing cabinets and wall finishes due to water damage. Coordinate installation with new electrical, plumbing & floor repairs.
