Specifications include, but are not limited to: ROOF STRUCTURE AND ATTIC - Contractor shall replace damaged collar tie in attic space with new collar tie sized to match existing member. WALL CLADDING FLASHING AND TRIM - Contractor shall pressure clean exterior surfaces; repair damaged wood siding in various locations; cut / replace siding at ground level to provide as close to minimum 6" clearance as possible; anticipate minor repairs to adjacent framing components for proper attachment of ne windows & doors; replace all window and door trim with new rot resistant material such as James Hardi or PVC materials; install new flashings at all openings; caulk and seal to help prevent moisture infiltration and repaint entire exterior with color as selected by Owner from Contractor's locally available stock. EXTERIOR DOORS - Contractor shall replace exterior door on back left elevation with newer, more reliable models to match existing openings. Caulk and seal all openings to prevent potential moisture infiltration and conditioned air loss. WINDOWS - Contractor shall remove and replace all windows with new insulated models installed per local code requirements for wind load and impact resistance. Include repairs, if applicable, to adjacent framing members for proper structural attachment. SIDEWALKS, STEPS, PORCHES, PATIO & LANDSCAPING - Contractor shall evaluate and replace deteriorated banisters and railings at front elevation with new materials painted to match existing as close as possible. Contractor shall trim overgrown landscaping around perimeter at least 1' away from exterior walls and 3' from roof.
