Specifications include, but are not limited to: The awarded contractor(s) must maintain and service all covered units identified in the schedule listed herein. PM service will include responding to services calls as needed. 4.6.2 The awarded contractor(s) must perform the maintenance as described herein and furnish all materials and labor as required to maintain the covered units in good and safe operating condition as required by the contract. 4.6.3 The awarded contractor(s) must have available and are responsible for supplying all required tools, equipment, and supplies both general and special required to maintain the equipment in a satisfactory condition in accordance with the terms herein. 4.6.4 If the contractor(s) anticipates any repair to a unit will remove the unit from service for more than four hours, the contractor(s) must immediately report their progress and anticipated time of completion via email to the PBA designee. 4.6.5 The contractor(s) must perform all required adjustments, repairs, or replacements required to maintain or restore performance consistent with the original manufacturer’s operating performance standards or PBA’s authorized revisions. The condition of the equipment may require more frequent attention to be kept at optimum running condition to preserve the life and efficiency of the equipment. 4.6.6 PM service will be performed during business hours Monday through Friday excluding PBA observed holidays. The contractor(s) will contact the PBA designee to schedule service at the location(s) to confirm events and minimize disruption to the clients and tenants. Contractor(s) will coordinate service schedules with the PBA designee. Contractor(s) must schedule around PBA and building tenants’ peak business times as well as events to avoid disruption to their operations. For regularly scheduled maintenance visits, the contractor(s) must notify the PBA Communications Center at 865.215.2246 at least 1 hour in advance of arrival. The contractor(s) may submit a monthly or annual calendar of regularly scheduled maintenance visits for all PBA managed facilities including the day and time, within a 3-hour time range. Failure to do so may result in building access being denied. Contractor(s) must let the PBA designee know when they arrive at and leave a PBA site. 4.6.7 Contractor(s) will check for and eliminate excessive noise and vibration from units during each visit. 4.6.8 Contractor(s) must check equipment (e.g., motors and bearings) for overheating during each visit and grease bearings as needed.
