Specifications include, but are not limited to: a) Service Requirements: Contractor shall provide routine maintenance, inspection, basic repair and testing services for the chiller system, boiler system, cooling towers, motors, and pumps located at TPWD HQ. i) Repair services shall include but may not be limited to: (1) As-needed repairs for all system equipment unless excluded in Section 5) g). (2) Basic repair services do not include replacement of obsolete parts or equipment as specified in section 5) g). ii) Maintenance Services shall include but may not be limited to: (1) Contractor shall inspect and provide all labor, materials, equipment, tools, parts, supervision, test equipment, transportation, and any other need necessary or incidental to maintain in good operating condition, at all times, the chiller system, boiler system, cooling towers, and all pumps and motors. (2) All service shall be performed in accordance with good industry practice. (3) Contractor shall provide inspection and scheduled monthly, quarterly, semi-annual, annual, biennial and corrective/preventive maintenance or as specified herein. (4) Contractor shall provide repair services for emergencies twenty-four (24) hours a day, seven (7) days a week in accordance with Section 6. (5) Contractor is responsible for labor and for making a good faith effort to locate, repair, and replace any component and/or part at his own expense unless explicitly excluded and shown as not relevant in Section 5) g). (6) Contractor shall maintain the operation of the systems in accordance with the maintenance schedule, Section 5. (7) Contractor shall ensure that all HVAC computer operation equipment is maintained at optimum humidity and temperature as per the manufacturer requirements.
