Specifications include, but are not limited to: Preconstruction (Design Documents and Construction Documents): 1. Work with the design team and CMr to develop a detailed construction cost estimate, based on design documents prepared by the design team and CMr. Interested firms are advised that the CMr will perform a construction cost estimate independent of the work outlined, as part of its contract. The estimate shall be prepared in UniFormat Level 3, consistent with the format supported by OGA, and shall include detailed quantity take-offs. 2. The selected firm shall participate in meeting(s) with the CMr, design team, and owner to reconcile any significant differences between the cost estimate prepared under this contract, and the cost estimate as prepared by the CMr. Such meetings shall include discussion and review of value engineering concepts, which shall be incorporated into the cost estimate where appropriate. 3. A detailed construction cost estimate shall be developed at both the design document and construction document stages, inclusive of reconciliation and value engineering efforts. 4. Interested firms are advised that a detailed construction cost estimate for the demolition of the existing school facility shall be prepared, independent of the cost estimating efforts for new construction, to be performed approximately at the same time as the design document stage for new construction, for consideration in overall budget modeling. It is understood that costs associated with remediation of regulated materials are subject to further analysis of materials, which will not occur until the existing facility is vacated.
