Specifications include, but are not limited to: Removal and replacement of the low sloped roof of the Learning Research Center (LRC) Building as well as masonry façade and concrete ramp repairs, broken out as follows: Base Bid: • Replace existing EPDM roofing system with a new EPDM roofing system. • Replace base flashing at the rotunda walls in conjunction with the roofing replacement. • Increase insulation thickness in coordination with new EPDM roof. • Install metal coping caps over existing coping stones at EPDM roof. Alternate #1: • Clean existing copper gutter at rotunda and install reinforced liquid applied waterproofing membrane. Alternate #2: • Replace through wall flashing above precast concrete lintels at window openings. • Replace joint sealants at window, doors, and louvers. • Widen the exterior masonry expansion joints in the brick masonry façade and replace joint sealant. • Replace weather stripping at exterior doors. • Repair concrete ramp and guardrail at the east side of the building. • Cut out and repoint brick masonry where indicated. • Cut out and re-seal butt joints in cast stone bands. • Clean and repaint metal doors and frames where indicated. • Remove and replace cracked or spalled brick where indicated. • Cut out and repoint mortar bed joints at cast stone bands at the rotunda. Alternate #3: • Repair concrete ramp, guardrail, and retaining wall at the west side of the building including: • Remove and replace existing concrete sidewalk. • Remove and reset existing metal guardrail. • Clean and patch concrete cracks and spalls at exterior face of retaining wall and apply cementitious coating. • Install new drainage system below sidewalk behind retaining wall. Add Alternate #4: • Clean existing copper roof and install reinforced liquid applied roofing membrane at rotunda roof and cupola.
