This Contract is for professional services for Appraisals, related valuation consulting services, and support for the project identified herein, performed in accordance with recognized industry appraisal principles, DOT&PF’s Appraisal guidelines, and applicable State and Federal regulations. Contractor shall provide services in this Contract to ensure a transparent, consistent, and reliable process of integrity to maintain a high level of public trust. Appraisals may involve such things as land, buildings, structures, improvements, and fixtures (realty and personality). For eminent domain acquisitions, Appraisals may also involve estimating damages to the remainder, special benefits, and cost to cure, if any, and the value of items compensable under State law but not eligible for Federal reimbursement. The Appraiser shall apply “modified State Rules” where Special Benefits offset damages to the remainder but not compensation for the part taken (if no damages exist, there is no need to explore Special Benefits).
