Specifications include, but are not limited to: provide all materials, labor, equipment and supplies to make the specified repairs to the metal roof in the following areas: Southwest classroom, northwest classroom, kitchen area, dining room, living room area, and conference roof. Other roof areas not mentioned in this bid are not included. Photos of the areas are attached at the end of this bid. The building’s original Roof Plan is also attached. The contractor shall make the described repairs using standard business practices. If an item is not specifically mentioned in this bid, but is considered standard practice for metal roof repairs, the contractor shall include those items in their bid. Services shall include: 1. Removal: Contractor shall remove defective metal roofing material and related items that are contributing to the leaks identified in this bid. Removed materials shall be disposed of according the local and/or state regulations. 2. Repairs: Nothing contained in this scope of work shall relieve the contractor from the responsibility of accurately measuring the work or otherwise insuring that the quantities used in preparing the proposal are the actual quantities of the work to be accomplished under the contract. a. Install +/- (372 LFT) of new pitch break. Includes cutting upper panels as necessary and installing new z-closures with proper sealants and fasteners. New pitch break to encapsulate existing in place. b. Install +/- (187 LFT) on new ridge cap with proper fasteners and sealants. New ridge cap to encapsulate existing in place. c. Install +/- (220 LFT) of new rake trim at areas of repairs. d. Check (3) roof louvers and reseal/ flash as necessary. e. Reseal/ Re-flash +/- 17 LFT of sidewall. f. Install new pipe flashings/ re-seal around (10) vents through the roof. g. New materials to match as close as possible to existing due to sun exposure and possible difference in manufactures paint finish. 2. Paint System: a. Contractor shall provide 45-year warranted finish in 24ga Kynar 500 (or equal) standard color of choice. 3. Workmanship: Installation is warranted for 2 years for areas of repair listed above. 4. Permit: A City building permit is required. The fee is waived. 5. Final inspection: The contractor shall coordinate with the City’s Facilities staff to conduct a final inspection. 6. MSDS: A product MSDS shall be provided by the contractor. 7. Warranty: o All repairs shall be warranted by the contractor for a minimum of two years against cracking, pealing, leaking or other defects. o If at any time during the warranty period the repairs or materials fail (leaks continue in the identified locations), the contractor shall, at their expense, provide sufficient replacement materials and labor to repair all affected areas. o The warrantee shall be provided in writing to the City’s Procurement Division. 8. Installation hours: Installation work is to be completed during normal working hours 6AM thru 5PM, Monday through Friday, except Holidays. Exceptions may be granted with prior approval from the project manager.
