Specifications include, but are not limited to: The Design Team will be responsible to provide full service architectural, engineering, and construction-phase services as necessary to achieve a completed project of the highest quality, function, and performance. All services of the Design Team selected for this project will be specifically documented in the Agreement between the Owner and Architect. The following should be considered representative of the expectations and type of services anticipated to be provided by the Design Team but should not be considered a complete and exhaustive list of all services: General • Provide all architectural, civil, structural, mechanical, fire protection, electrical, landscape, telecommunication, low voltage, and security design services and any other related design services which are normally or customarily furnished by the Architectural and Engineering professionals throughout the programming, planning, design, documentation, bidding, construction administration, and warranty phases. • Actively engage with the Owner in a manner encouraging and supporting collaboration, cooperation, open communication, and trust. • Development of a detailed work plan, updated on a regular basis, and presented to the Owner as necessary. • Coordinate, conduct, and document regularly scheduled meetings with the Owner as required to facilitate and advance the design and construction process. • Creation and distribution of meeting agendas, and timely issuance of comprehensive meeting minutes documenting design processes, evaluations, and decisions. • Conduct meetings and workshops as necessary to fully understand the Owner’s specific needs and expectations for the scope of the project. • Provide interior design services with attention to function, detail, quality, finish, durability, and maintainability of materials. Interior design services shall also include coordinating and making demo furniture products and materials available for the Owner’s review, development of furniture bid specifications, and coordination and providing assistance as necessary to the Owner during the furniture bidding, evaluation, selection, and installation phases.
