Specifications include, but are not limited to: • Manage, operate, and maintain the Arena to the highest industry standards and in the best interests of the University. Ensure that the facility is kept clean, safe, secure, and in good working order. • Providing labor, materials, equipment and technical professional services required to manage, operate, supervise and maintain the Arena in the most efficient manner consistent with the operations of similar first-class arenas in compliance with all statutes, ordinances, laws, rules, regulations, and requirements of Campbell Count codes and charter, the Commonwealth of Kentucky, and the United States. • Maximizing the utilization and revenue generating capacity of the NKU facilities while minimizing the net cost to the University. • Providing annual operating line-item budget by program to include at a minimum, a projected income and expense statement compared to the approved budget. The budget shall include anticipated events and attendance for the year. • Complying with the spending limitations imposed in the approved budget. • Book events at the facilities that will provide broad economic benefits to the University, City, surrounding counties and involve all segments of the community. • Providing a broad array of cultural, educational, entertainment, sporting and other activities and events to meet the demands of the local population including the students of local universities. • Stimulating the economy within the geographic boundaries of Highland Heights and surrounding counties. • Protecting the University’s capital investment in the Arena through a high standard of maintenance of HVAC and plumbing systems. • Protecting the University’s capital investments through high quality maintenance and supervision of repairs at the Arena. • Providing recommendations to the University regarding capital fund maintenance that may include proposing Arena capital improvements to be funded by innovative revenue sources developed and implemented by the operator. • Involving all segments of the community in the employment and business opportunities generated by Arena operations. • Creating internship opportunities for University students who may be interested in a future career in venue management. • Book events at the facilities that draw attendees or participants from outside the region and provide positive economic impacts to the community. • Providing experienced, professional management personnel that will ensure quality performance at all times. • Begin full operations of the Arena upon execution of a formal contractual agreement, July 1, 2024 will be official start date of operations. • Develop annual operating, maintenance and management plans for the Arena including operating budgets with defined performance measures. • Conduct an annual audit of the Arena by a certified public accounting firm to develop audited financial reports and to certify compliance with generally accepted accounting practices. • The University is contracted with TICKETMASTER and will continue to use that service, going forward. The university will listen to other proposals, but the contract award winner should be prepared to contract and use TICKETMASTER.
