New 20’ x 56’ mobile office building is to consist of two 10’ x 56’ modular office trailers. 1.0 Dimensions 1.1 Exterior Width: 20 feet minimum, 24 feet maximum. 1.2 Exterior Length: 56 feet. Not including tongue length, if applicable. 2.0 Interior Layout 2.1 10’x12’ (Approximate) private corner offices, quantity of 4. 2.2 30’x19’ (Approximate) central conference room. 3.0 Frame Construction 3.1 Steel Frame Substructure. Minimum: W10x12 beam construction with cross members and chain catches every 10’. 4.0 Roof Construction 4.1 Roof Design load 60 PSF, Wind load of 100 MPH. 4.2 Roof wearing surface: 5/8” sheathing, one piece Firestone reinforced .045 EPDM with aluminum drip rail, or equivalent. 5.0 Floor Construction 5.1 2”x8”, 16” on center floor joists. 5.2 ¾” Tongue and Groove subfloor. 5.3 Commercial carpet squares. Color to be approved by Project Manager. 6.0 Wall Construction 6.1 Minimum: Wood or Metal, 2”x4”, 16” on center Framing. 6.2 3/8” CDX sheathing. 6.3 Interior walls: 3/8” Honey Birch Sheathing, or similar light colored wood. 7.0 Interior Ceiling Construction 7.1 Minimum: Tapered 2” x 8”, 16” on center. Minimum 8’ height. 7.2 ½” white gypsum board ceiling. 8.0 Exterior Siding 8.1 Minimum 29-guage aluminum, or comparable, Metal siding with custom trim, vapor barrier, waterproofing around rough openings. 8.2 Standard drip rail and gutter system. 9.0 Insulation 9.1 Roof: R-30 or better with vapor barrier. 9.2 Walls: R-19 or better with vapor barrier. 9.3 Floor: R-30 or better with vapor barrier. 10.0 Doors and Windows 10.1 Windows: 48”x36” Triple Pane horizontal slider windows with screened opening (or similar) with blinds (white or neutral color) 10.1.1 One window in each office, four windows in the central conference room. Total quantity of 8 windows. 10.2 Exterior Doors: 36” wood framed insulated metal door with Schlage (or similar) keyed entry. 10.2.1 One door, located on opposing exterior walls of the central conference room. Location to be finalized by Project Manager upon finalizing order. Total quantity of 2 exterior doors. Contractor to provide one set of keys for each exterior door. 10.3 Interior doors: 36” wood panel door with Schlage (or similar) passage lock. 10.3.1 One door per office.
