Specifications include, but are not limited to: A. The work performed will address the following priorities: 1. Correcting municipal and/or Florida Building Code violations. 2. Abating any health and safety problems in the resident’s home. 3. Providing safe electrical and mechanical systems. 4. Stopping weather penetration to make the home more energy efficient. 5. Improving the general condition of the structure. 6. Contractors shall NOT include a separate line item for permits. The Contractor will secure, at his/her own expense, all necessary permits, impact fees, notice of commencement, etc., required to perform the work as described in the contract. 7. Contractors shall NOT be responsible for providing final mitigation post-project. 8. Bonds are NOT required, as the maximum grant award to the homeowner per project is $70, 000. B. The services required include but are not necessarily limited to the following: 1. Complete quality residential home repairs per specifications and requirements provided by the Town. 2. Submit permits (and drawings) for construction repairs as required. 3. Abide by and adhere to all conditions and requirements of the rehabilitation program. 4. Complete all repairs in a prompt/timely manner and within budget. 5. Effectively practice sound financial business practices and fiscal responsibility. 6. Establish and maintain professional and pleasant rapport with the Town, property owners, and program inspectors. 7. Submit closeout documents and invoice for payment, per program procedures.
