Specifications include, but are not limited to: 1. The work involves removing all designated roofing materials, obsolete units and other related items down to the existing structural wood purlins. 2. The structural wood purlins areas will be inspected and repaired on a unit price basis (Base bid quantity with additional ADD/DEDUCT pricing). 3. The existing batt insulation will be inspected and, if necessary, replaced on a Unit Price basis (Base Bid quantity with additional ADD/DEDUCT pricing). 4. Preparation involves removal and legal disposal of: a. All metal roof panels, flashing and base flashings. b. All sheet metal edge. c. All counter flashings and metal aprons designated for removal. d. All damaged or deteriorated structural wood purlins will be inspected and replaced as needed. e. All damaged or deteriorated batt insulation will be inspected and replaced as needed. f. All designated obsolete equipment. g. All existing ventilation and cupolas down to the structural steel decking 5. As part of the preparation, walk the entire site and take pictures of all unsatisfactory conditions which include but are not limited to all items to be reused, or site conditions near areas where the work will be conducted. The process shall also be utilized for the onsite foreman to bring forth conditions they feel are not as designed or not capable of being completed. These pictures, with descriptions shall be provided to the Owner and Owner’s Representative a minimum of 48 hours prior to the start of work. All items not shown will be considered the contractor’s responsibility for damage. The work and materials needed to repair the items shall be completed, to the Owner’s satisfaction, at no additional cost to the Owner or Owner’s Representative. 6. Installation includes: a. Standing Seam Metal Panel Roof System i. Basis of Design: ATAS 1-1/2” R-panel 24 ga. Metal Panel Roof System. (See section 07 41 13 for additional information.) ii. Provide Butyl tape for all seams per details b. Edge metal: i. New Kynar finish .040 aluminum edge metal, drip edge. ii. Color to match the existing trim. Provide samples and install mock-ups prior to ordering the full project. iii. Isolation of dissimilar metals must be provided to prevent galvanic reactions between the metals. iv. Provide new .040, bent aluminum trim around the perimeter of the areas on the project where they are currently installed. Color match the new metal to the existing trim. Provide samples and install mock-ups prior to ordering the full project. c. New rough carpentry: i. Any damaged or deteriorated structural wood purlins shall be replaced “in kind” at all perimeter walls. See section 06 10 00 for allowance to be carried in the base bid. d. Provide and install new turbine “whirlybird” vents, as shown and, located on the roof plan RP-2. Turbine to be 14” diameter, externally braced, galvanized steel with a mill finish. Install per manufacturer’s requirements. Head off new opening in the deck with (2) 2x6’s around all sides and Simpson joist hangers. e. New sheet metal accessories and metal edge assembly as designated and detailed in the contract documents. All materials shall be created in a profile that has been certified ES-1. Do not install these items until the mockup has been approved by the Owner, architect, and the Owner’s Representative. All ends shall be capped including at rising walls. f. Provide new metal flashings in accordance with Specifications and Detail drawings. g. Miscellaneous caulking and sealants. h. Scrape, prime and paint all exposed wood (cupola and vents). Benjamin Moore color to be chosen by the campus architect.
