Specifications include, but are not limited to: 1. Initial Assessment: The contractor will conduct a comprehensive review of the building's exterior, including the roof, siding, parapet walls, metal fabricated components, waterproofing barriers, and brick-siding interfaces to verify and validate the identified water intrusion points. 2. Detailed Analysis: A detailed assessment report will be provided by the contractor, outlining the specific areas requiring remediation. This report should include a breakdown of the problems, the potential causes, and a recommended action plan. 3. Remediation Plan: Based on the assessment report, the contractor will develop a detailed remediation plan that outlines the step-by-step approach to addressing each identified issue. This plan should include methods for replacing the roof membrane, reinforcing anchor points, installing proper water barriers behind metal siding, rectifying flashing installation, and any other necessary actions. 4. Execution of Remediation: The contractor will execute the approved remediation plan with utmost precision. This includes but is not limited to: • Replacing the roof membrane with 60 mil PVC (20-year system warranty) and repairing or adding backer board for the roof membrane. • Replacing compromised siding with material similar in appearance and dimensions to what is currently installed. • Enhancing water barriers and ensuring correct flashing installation. • Replacing the parapet wall caps with materials and colors matching those that were removed. • Ensure that all sections of brick and mortar have appropriate flashing, along with correct placement of weep vents and weep holes. Additionally, ensure that connections to siding are accurately established. • Contractor will be responsible for site clean-up and disposal of all materials removed and construction debris. 5.Quality Assurance: After remediation, the contractor will conduct thorough testing to validate the effectiveness of the corrections. This includes simulating storm conditions and snow melts to ensure complete waterproofing. 6. Project Closure: Upon successful completion of the project, the contractor will provide a detailed project closure report that outlines the work conducted, materials used, and methods implemented. A final walkthrough with our team will be scheduled to confirm the building's water-tightness.
