Specifications include, but are not limited to: The primary objective of this project is to remove the existing roofing materials and install a replacement roof for the metal and rubber roof systems and create two entry points for maintenance access to the roof drains located on the northern flat roofs. The flat roofs will receive an added layer of insulation to meet current energy standards. In addition, building upgrades shall be required such as air sealing, the replacement of 80% of the windows, flooring replacement in select areas to include carpeting, tile, and vinyl base, ceiling tile replacement, wall finishes to include painting in various locations, and a small storefront replacement. Phasing, scheduling, and communication with the courthouse staff for this project will be critical as the courthouse will remain operational. The CM shall work with the design team to accelerate the completion of the bid package to allow for the interior work to be completed ahead of the roof replacement, in anticipation of completing the roof replacement work during the 2024 construction season.
