Specifications include, but are not limited to: 1. The Contractor shall maintain throughout the duration of this contract, sufficient evidence of Utah Department of Professional Licensing as a Real Estate Company or Full-Service Brokerage, membership with National Association of Residential Property Managers (NARPM), Utah Apartment Association (UAA), National Apartment Association (NAA), and the Utah Good Landlord Program. 2. The Contractor shall maintain throughout the duration of this contract a staffing and management plan that shall include but is not limited to; org charts and staff bio's which include years of experience, professional licensing, and associated training. 3. The Contractor shall, as part of the staffing and management plan, accommodate a potential increase of rental properties - UDOT or otherwise. The number of UDOT rental properties could be as low as 1 or as high as 200. UDOT, at its sole discretion and at any time during the contract period, may require Contractor to increase staff. 4. The Contractor's staff shall attend annual training seminars addressing current landlord and tenant law. Costs of annual training seminars shall be at the sole cost of the Contractor. Contractor shall provide UDOT sufficient evidence of staff attendance on an annual basis. 5. The Contractor shall maintain a listing of the number of residential and commercial rental units currently under management.
