Specifications include, but are not limited to: Design services shall include, but are not limited to: 1. Evaluate existing equipment and supporting infrastructure and make recommendations on the modernization strategy. 2. Engage stakeholders in the design process. 3. Coordinate with the City and Construction Manager at Risk (CMAR) during the design of the project. 4. Chair all design meetings, record, and distribute meeting minutes. 5. Develop design documents to a level that is sufficient for equipment manufacturer to produce shop drawings. 6. Assist CMAR contractor in the development of early procurement package. 7. Assist CMAR contractor in the development of construction phasing plan. 8. Assist CMAR in the selection of equipment manufacturers. 9. Provide cost estimates at major milestones in the project design process. 10. Provide alternative design solutions during Value Engineering process. 11. Produce design documents to secure construction permits. Possible Construction Administration and Inspection services shall include, but is not limited to: 1. Participate in Pre-construction conference and weekly construction coordination meetings. 2. Review submittals and respond to RFI’s. 3. Perform site visits and prepare field observation reports. 4. Certify construction progress payment applications. 5. Prepare monthly construction progress reports. 6. Review contractor’s proposal requests and change orders. 7. Participate in equipment commissioning process and provide system acceptance testing and documentation. 8. Participate in substantial completion walkthrough and develop punch list. 9. Participate in final walkthrough. 10. Participate 11 ½ month warranty inspection.
