Specifications include, but are not limited to: This RFP is seeking proposals for the acquisition of a CRA-owned duplex, located at 608 West Dania Beach Boulevard, Dania Beach, FL 33004 (BCPA ID: 5042 34 01 2520) to be developed as for-sale low-income (80% AMI) affordable or workforce (140% AMI) affordable housing, or some combination thereof. The CRA will consider proposals from experienced, qualified affordable housing developers/providers, with the financial capability to acquire the property at the agreed upon price and complete the development of the property in a timely manner. The site is located on the northwest corner of W Dania Beach Blvd. and NW 6th Ave. According to the Broward County Property Assessor records, the site is approximately 108 feet wide by 103 feet deep 10,850 sf (0.249 acres) and is zoned NBHO - Mixed Use. The site is four (4) blocks away from the Dania Beach City Hall and the emerging Dania Beach Arts & Entertainment District. West 1st Avenue, also four blocks away, is currently undergoing a Visioning Plan initiative to construct an enhanced public realm project from Stirling Road to NW 3rd Street – the corridor will serve as the spine of the Dania Beach Arts & Entertainment District.
