Specifications include, but are not limited to: 1. Tear off all roofing materials, insulation, flashings, perimeter metal, etc. 2. Bring to the attention of the building owner of all questionable substrate conditions and repair or replace decking as designated by the building owner’s representative at a cost in addition to the contracted amount based upon line item quoting on Bid Form. 3. Install new drains at all locations. 4. Mechanically fasten 1.5” base layer of ISO insulation as specified. 5. Install tapered insulation (contractor responsible for tapered design) with crickets between all drains adhered with hot asphalt. 6. Install tapered edge and saddles as required to keep water from standing at raised perimeter, upslope from curbs, and between drains and/or scuppers. 7. Install stripping plies as specified around all penetrations, at curbs, and at roof area perimeters. 8. Install new drains, lead drain sumps as specified. Sump (4’ x 4’) all drains. 9. Install base ply sheets as specified in hot asphalt. 10. Install cap sheet as specified in hot asphalt. 11. Install wall flashings around elevated roof using specified thermoplastic membrane with skirt flashing as specified. Adhere membrane with specified adhesive. 12. Install flashings as specified. Install new gravel stop, reglet, counter flashing, lead stack flashings, and other metal components as specified. The contractor will be responsible for all extension metal as necessary along edge metal. 13. Install spill out / overflows according to roof plan. 14. Coat areas that received excessive asphalt stains on cap sheet with aluminum coating. 15. Provide manufacturer’s warranty as specified.
