Specifications include, but are not limited to: Roofing: (all shingled surfaces) Main House, and all porch overhangs): The roof shingles are in poor condition. Remove all material to base substrate (Entire shingled roof and any over-hangs, porches or outcroppings) Note: Previous inspections indicate the roof will require all new decking. Install all new 1/2" plywood decking to all surfaces. Install a 15lb rolled roofing felt (all surfaces) and a "water and ice product" along all horizontal perimeters, at all transitions and jogs. To include all new aluminum drip edge, pipe boots/sleeves as required, and all new flashing. Install new asphalt based roofing shingles with a minimum 30 year warranty. (Owner to select color and either a 3 tab or architectural style product.); Venting: It is the Contractors responsibility to meet Building Department requirements for proper roof venting. (Per Building Code); Chimney-Re-flashing the existing chimney will be priced as an alternate based on condition and need.
